PRIVATE FINANCING IN THE U.S.

One of the greatest challenges facing foreign real estate investors in the United States is the ability to receive conventional, bank financing (mortgage) to purchase properties for either "Buy-and-Hold" or Flips.

Unless you are a U.S. resident with a good credit score, you will not be approved for bank financing. However, private financing is an option at attractive rates.

American Eagle Equity LLC can offer you access to private financing (not hard money lending) for single family homes (including duplexes, tri-plex and four-plex) with attractive terms. These loans are supplied by third party investors who earn passive income by financing your real estate properties.

Long Term Loans for "Buy-and-Hold":
If you purchase an investment property with the intention to hold it for at least 3 years, we can offer 70% LTV (Loan To Value) based on your purchase price or an appraisers valuation (the lesser of the two) as long as the property is valued at $90,000 or more based on a third party appraisal. This can be for new purchases, refinance  or Cash-Out Refinance on a property that you bought for cash or through another source of financing.

Short Term Loans for "Flips":
If you purchase a property with the intention to renovate it and sell it within 12 months, we can offer up to 90% financing (cost of the property + 100% of the renovation costs). The amount of financing is based upon Underwriters evaluation of the property's pre-rehab and post ARV. This can be for new purchases or to refinance a property that you bought for cash or through another source of financing.
